In this site's calculator the chain is: BCIS Q2 2026 base £/m² × region factor × project-type multiplier × method multiplier = adjusted works rate, applied to GIFA. London and the South East rise; the North and devolved nations fall.
Why factors move
Regional factors track contractor returns, so they shift with where the labour and supply-chain pressure sits at the time of the quarterly index.
